DENVER, CO (BRAIN)—B-cycle is helping Denver residents increase daily activity and reduce carbon emissions with the country’s first citywide bike-sharing system, Denver B-cycle, that launches today.

The program will launch with 500 B-cycles at 50 B-stations around the city, offering a green alternative to cars for short commutes and errands.

"Denver residents embrace healthy and sustainable living, so it’s natural that Denver is now home to the first large-scale bike-sharing system in the U.S.," said Denver Mayor John Hickenlooper. "We’re confident that Denver can set an example for the whole country and show that bike-sharing is a viable transportation option to help improve the overall health of Americans and reduce our carbon footprint."

B-cycle was formed by a partnership between Humana, Trek Bicycle and Crispin Porter + Bogusky based on a shared belief that bicycles should be a vehicle for positive health and environmental change as well as an important part of a community’s transportation ecosystem. Together, the founding partners developed a bike-sharing system designed specifically for U.S. cities, universities and corporate campuses. Denver is B-cycle’s first installation.

The B-cycle bikes are equipped with computers to track mileage, calories burned and carbon offsets. Riders can monitor their personal fitness, see their contributions to the city’s green efforts and connect with others online at www.Bcycle.com (click on link). To check out bikes, residents and tourists can register on the B-cycle Web site or at B-stations throughout Denver. The program will be managed by the newly formed nonprofit Denver Bike Sharing.

"Bike-sharing was created for the commuter whose transit stop is two miles from the office, the urbanite running errands, and the tourist out sightseeing," said Bob Burns, president of B-cycle and general counsel for Trek Bicycle Corporation, a B-cycle partner. "With this in mind, B-cycle offers a cruiser-style bike that is comfortable for people of all sizes and biking abilities."

First popularized in European cities such as Paris and Barcelona, bike-sharing is quickly expanding around the world in places like Beijing, Montreal and, most recently, Mexico City. Denver is the first of three U.S. cities to set up bike-sharing programs in 2010, with Minneapolis and Boston planning to install systems in the coming months. Dozens more cities, universities and corporations are considering such programs.

Denver B-cycle marks the return of bike-sharing to Denver after a successful pilot program at the Democratic National Convention in 2008. Humana, a B-cycle partner, teamed up with Denver Mayor Hickenlooper, the 2008 Convention Host Committee, the local bicycling community, and the nonprofit cycling advocacy group Bikes Belong to bring bike-sharing to the national political conventions in Denver and Minneapolis-St. Paul. This put bike-sharing on the national stage and grabbed the attention of elected officials and policymakers from around the country–and area residents.

The test programs demonstrated bike-sharing’s viability and put in motion plans for permanent systems in both cities. Humana’s Innovation Center first brought bike-sharing to its Louisville, Ky., headquarters in 2007 to give Humana’s 10,000 associates a healthy transportation alternative. These efforts culminated in the formal expansion of bike sharing through B-cycle.

Dear Friends,

It has been an exciting week for my re-election campaign.  Let me take a moment to fill you in on what’s been happening on the campaign trail.

I spent some time this week getting to know the residents of Frisco Lakes.  I knocked on many doors, had great conversations, gave out plenty of signs, and hosted a breakfast meet & greet there Friday morning.  John Classe and his wife Melanie hosted a meet & greet on Saturday and then we were off to the Frisco Family Services Salsa Night gala to support a very worthy cause that benefits Frisco families in need.   Every place we went the people were very supportive and in agreement that in these trying times it is more important than ever to ensure the city has the experienced leadership it needs to move their vision forward to the next decade and beyond.

 

This week, I attended several candidate forums and received questionnaires from many diverse groups.  I was also proud to attend the Police Officers Association event Saturday night.  As you may know, I’ve been a strong supporter of Fire and Police over the years and they have been a tremendous help to me on my campaign.  We couldn’t do it without them!   

 

Election Day is less than 3 weeks away.  We still have a strong need for people to work the polls during early voting and election day.  For those of you who have already expressed interest, my campaign team will be contacting you within the next few days.  If you would like to help out, please let me know by responding to this email and my team will contact you.

How do you choose your candidates for a local city council election?

Many of us don’t know the candidates personally or have the opportunity to interact with them; so do we leave it up to reading what they say on their website?  Do we rely on who has the most signs out on the road? Do we ask our friends? I have always tried to go to as many candidate forums as I can to hear their views but this year it’s easier for me to choose as we have the opportunity to re-elect two deserving candidates.

It’s been a growing time for Frisco and with that growth has come some very important decisions that needed to be made.  I know some of those decisions were hard for many of us to accept and that there will be lots of discussion but I believe the council that we have is in pretty good working order. I would like to keep the candidates, Jeff Cheney and David Prince, on the council for another term.  If you have yet to meet or hear the candidates, I hope you will attend the upcoming forum on Wednesday, April 21st, from 6:00 p.m. to approximately 8:00 p.m. in Hall Office Park. I urge you to go and listen to what they have to say about the city of Frisco and its future.  

 

Or you can be like many of my friends: "As long as you did your research and trust those candidates, I will vote for them".

A new application for my iPhone has come to my attention

It is from My FICO and on their application they promise that after you answer 10 questions, they will give you an accurate credit rating. I was totally skeptical because credit is so unique and I did not think that just a few questions would be adequate. I downloaded the free app and did a test on myself.  

I answered the 10 questions correctly…and therein lies the problem. Many people who use this application might not answer those questions as correctly as possible, leading to an incorrect FICO score. On my trial of the app, because of the way I answered the questions, it reported a credit range between 705 and 755. In actuality, my middle credit score is 749 so, if the questions are answered correctly, the site is pretty accurate. (disclosure; my score is usually higher but I took out 2 new business cards the other day using my EIN number and unexpectedly, they opened under my personal side, not the business so it lowered my score because of 2 new inquiries and 2 new cards with no history)

 

Next I tested it on a client with whom I was meeting.  I gave him my phone and had him work his way through the 10 questions. Out came the score prediction with a range of 755 to 805 for his FICO.  When I went back to the office I pulled his report.  Boy, were we both glad that I did!  A mortgage lender had posted incorrect information and while his score was still above 700, it was not in the range the app predicted.  But he now has time to correct the mistake the lenders made and get his score back to its highest level.

Therefore, it always comes back to if you are looking for information about your credit and your credit score, please don’t use the iPhone.  If you are just looking to play and find out a rough range of what your score might be,  use it all day long. But if you need help to make sure that you have the correct credit score, please call myself or another mortgage professional.

Dear Friends,

I wanted to take this time to talk a little bit about the issues and to give you an update on the events of the past week.

I had the privilege to attend a meet and greet at Will and Bobbie Sowell’s house in the Plantation neighborhood this past Saturday. 

 

I spoke for a few minutes on the affordable housing issue.  Many of you have questions about this issue, and rightfully so.  We want to make sure we keep the best interests of Frisco in mind at all times.  Every time I sit down with residents to explain the issue, and Saturday evening was no exception, residents understand that we made the best decision for the city.

 

One person asked me why I’ve received such strong support from Fire and Police.  I appreciate their support very much, and I think I’ve earned their support and trust because I have listened to their concerns over the past three years and have supported them when they needed it. 


We had a great turnout at Heritage Lakes earlier in the week. They hosted a meet and greet for those candidates endorsed by "We Are Frisco". There were over one hundred people that turned out for this event. I had a chance to talk about my priorities for the city, which includes keeping your taxes low, transparency in government, and continued economic growth for the city. I also spoke about my strong support for the Grand Park project.  

 

My campaign team is continuing to distribute signs to those of you who would like to put one in your yard.  Additionally, we are in need of individuals to work the polls, both during early voting and the day of the election.  There are three early voting locations and 4 election day locations, so we’ve got our work cut out for us.  Please respond to this email if you can assist us.

Why Is Home Flipping A Bad Thing

I work in a real estate environment where people write a contract to purchase a home, get a loan for that home and live in that home.  Unfortunately, we’re in a time right now where foreclosures are at their highest level.  Many investors are taking that opportunity and buying foreclosed, short-sale, bank repossessed homes, putting some money into them and re-selling them. There lies one problem: many lenders and insurance companies don’t like that.  I think it came about years ago when flippers began to get a bad name for themselves.  You can see all the different ways to flip a home on any home improvement channel or Internet site.  Some flippers chose to be unethical by putting a band-aid on the house — a fresh coat of paint, perhaps. The buyers then ended up with a home that was unsatisfactory.  That would be difficult to do in today’s market with good home inspectors and appraisers.

It is difficult to understand why lenders and mortgage insurance companies are unwilling to loan on a flipped property. As an example, let’s say I buy a property for $70,000 which is 50% of its appraised value. I then make improvements to the property that cost $20,000. When my realtor runs comparable sales, the home is now able to be marketed for $90,000 to $110,000. What I am hearing is that lenders will not lend on the property because I flipped it for profit. Interesting. You lend money at an interest rate for a profit but someone buys a home, rehabs it, and sells it for a profit and that’s deemed unacceptable.

I’m not sure where all this will end up, but I did read an article the other day which said that the federal government is making changes to the underwriting procedures of the FHA loan. For years, FHA had a policy of not lending on a flip style home, but the government has changed their stance, recognizing that there are many foreclosed properties in the marketplace and that some of them are in less than desirable or less than sellable conditions.  The flip process may now be allowable. This would be a needed change because the way it is now, you need to have owned the home for 12 months before some lenders will let you sell that home for a large profit.
